Common questions
What inspection formats does ClearInspect support?
Any PDF inspection report from any licensed inspector: Palm-Tech, HomeGauge, HCP, or custom formats. If the inspector exported it as a PDF, we can read it.
How accurate are the repair cost estimates?
Estimates are based on current Phoenix market pricing (2025–2026 data) and cover 60+ line items. We give low, mid, and high ranges. Not one misleading number. For large items like roof replacement, estimates account for size tiers, though we always recommend getting quotes from licensed contractors before finalizing your negotiation.
Is my inspection report data private?
Yes. Reports are stored securely and are never shared or used to train AI models. You can delete your reports at any time.
What is a BINSR?
BINSR stands for Buyer's Inspection Notice and Seller's Response, the Arizona contract form used to formally request repairs or credits after a home inspection. ClearInspect builds a draft BINSR from your selected findings, ready to copy into your transaction platform.
Does ClearInspect work outside Arizona?
The severity ranking, cost estimates, and negotiation guidance work for any market. The BINSR Builder is Arizona-specific — that's a contract form unique to Arizona real estate. If you're outside Arizona, you'll still get a full analysis; you just won't use the BINSR output.
